How Often Should I Get My Asphalt Resurfaced?

Hibu Websites • February 4, 2022
According to the National Asphalt Pavement Association, the US has over 2.6 million miles of paved roads, with over 94% of these roads being surfaces with asphalt. Most homeowners also have asphalt surfaces in their homes, whether in their driveways, parking lots, or pavements. If you have already invested your money by installing asphalt, it's common to want to know how durable your asphalt is. Generally, asphalt can last a long time but will need to be resurfaced occasionally. In this article, we provide the answer to, "How often should I get my asphalt resurfaced?"

Why Get You Asphalt Resurfaced at All?

Asphalt surfaces will experience a lot of wear and tear as people walk over them, drive over them, and park over them. Also, keep in mind that asphalt surfaces are at the mercy of weather elements and are vulnerable to extreme weather changes. While you can repair and patch up any potholes or cracks that occur, extensive wear and tear of asphalt surfaces require resurfacing. The processing of resurfacing asphalt involves installing new asphalt that covers the damage on the existing asphalt.

The top layer of your old asphalt is removed, which exposes the sublevels of your asphalt, allowing for repairs. For instance, if there are any cracks or potholes, these are sealed and filled before the new asphalt is laid down. The fresh asphalt is mixed with a sticky substance so that it bonds with the layer underneath. The asphalt is also compacted to create a smooth, even surface before being left to cure for a few days.

How Often to Resurface

When figuring out whether to contact an asphalt paving company for resurfacing, the final decision depends on various factors. These include the age of the asphalt and whether it's an overlay or used frequently. For instance, residential roads are going to require frequent resurfacing because they are used frequently and often have heavy vehicles driving over them. The same applies to busy roads, such as highways that experience a significant amount of traffic. Milling and resurfacing the top layers of these roads every 10-15 years ensures that vehicles can travel over the smooth surface without encountering any bumpiness.

On the other hand, residential surfaces like driveways and parking lots last longer because they receive considerably less traffic with fewer heavy vehicles. With proper installation and maintenance, you may only need to resurface your asphalt every 15 to 20 years or every 20-25 years. However, this number gets lower if the asphalt is installed on an existing surface. In addition, commercial parking lots may need resurfacing sooner since there's more usage. Sometimes, it's necessary to resurface the parking lot every 10 to 15 years.

More Information on Asphalt Resurfacing

How often to resurface your asphalt depends on various factors. Usually, there are signs to watch out for that show that it's time to resurface your asphalt. But in most instances, asphalt resurfacing is only necessary if patching and repairing are no longer enough to keep your asphalt in good condition. Even if you were maintaining your asphalt properly, it's still normal for the surfaces to deteriorate over time.

If the asphalt's foundation is still in good condition and the asphalt has not aged past its life expectancy, then resurfacing is a great option. It's also worth considering if the asphalt is not significantly damaged – for instance, if it only has small cracks that are not too deep or wide. The good thing about asphalt resurfacing is that the cost is much more affordable than installing a completely new driveway.

Asphalt resurfacing is different from seal coating or resealing. Sealcoating is performed as part of routine maintenance and involves applying thin layers of fresh asphalt to seal cracks and maintain the appearance of the asphalt. This is in contrast to resurfacing, where the old asphalt is removed a few inches down to create room for brand new asphalt. Generally, asphalt resealing needs to be done every 3-5 years, while resurfacing is usually done every 15-20 years.
